A VA loan is more than “zero down.”

VA financing can offer meaningful benefits, but the right decision depends on your entitlement, finances, property and complete monthly payment—not a slogan.

No required down payment in many cases

Eligible borrowers may be able to finance the full purchase price, subject to entitlement, appraisal and lender requirements.

No monthly mortgage insurance

VA-backed purchase loans do not require monthly mortgage insurance. A VA funding fee may still apply unless an exemption applies.

Property review still matters

The home must meet VA minimum property requirements and lender guidelines. An appraisal is not a substitute for an independent home inspection.

Qualification is still required

Income, credit, debts, assets and residual income are part of the underwriting review. Benefits do not guarantee approval.

VA eligibility and loan approval are separate decisions. The Department of Veterans Affairs determines benefit eligibility; the lender reviews the borrower, property and loan.

Texas VA loan questions

Do VA loans require monthly mortgage insurance?

No. VA-backed purchase loans do not require monthly mortgage insurance. A one-time VA funding fee may apply unless you qualify for an exemption, and other closing costs should still be reviewed.

Can I use a VA loan more than once?

VA entitlement may be reusable. Your available entitlement and any existing VA loan obligations affect the options, so the Certificate of Eligibility should be reviewed early.

Does a VA appraisal replace a home inspection?

No. The VA appraisal addresses value and minimum property requirements. A home inspection is a separate evaluation of the home's condition.

Can I start before I have found a property?

Yes. Reviewing finances and documentation early can help establish a practical range and identify items that need attention before an offer.
